Residential Property Manager

Location: On-site in Chicago, IL

An established privately held real estate ownership group is seeking an experienced Residential Property Manager to oversee a portfolio of multifamily residential assets throughout Chicago. This is an opportunity for a hands-on property management professional who enjoys balancing daily operations with long term property improvements. You will work closely with ownership, lead maintenance and capital projects, build strong resident relationships, and play a key role in enhancing both property performance and resident satisfaction.

What You Will Do

• Oversee the day-to-day operations of a multifamily residential property portfolio, ensuring exceptional property appearance, safety, and resident satisfaction.
• Lead all maintenance operations, including preventive maintenance, repairs, emergency response, and supervision of maintenance personnel, contractors, and vendors.
• Manage capital improvement projects, renovations, and apartment unit turns from planning through completion, ensuring projects remain on schedule and within budget.
• Conduct regular property inspections, identify operational or maintenance needs, and implement solutions that protect and enhance asset value.
• Build strong relationships with residents by providing responsive service, resolving concerns, and promoting a positive community environment.
• Support leasing efforts by coordinating apartment availability, property tours, move ins, move outs, and occupancy initiatives.
• Prepare operational and financial reports for ownership, monitor expenses, and assist with budgeting and cost control efforts.
• Solicit contractor proposals, negotiate vendor services, review scopes of work, and ensure quality performance across all projects and service providers.
• Maintain accurate records related to maintenance, inspections, vendor activity, leasing, and property operations while ensuring compliance with company policies.
• Partner directly with ownership to identify opportunities for operational improvements, long term property enhancements, and portfolio performance optimization.

What You Bring

• Significant residential or multifamily property management experience.
• Strong maintenance leadership, contractor management, and vendor oversight experience.
• Experience managing CAPEX projects, renovations, and capital improvements.
• Demonstrated success with unit turn management.
• Resident relations and customer service experience.
• Exposure to residential leasing operations.
• Experience preparing financial reports for ownership.
• Strong employment stability with a history of long-term success.
• Valid driver's license and reliable transportation.
• Ability to respond to occasional after hours property emergencies.
• Excellent communication, organization, and problem-solving skills.

Preferred Experience

• Experience managing value add multifamily communities.
• Background working directly with ownership groups.
• Familiarity with property management software.
• Experience overseeing older residential buildings is a plus.
