Interim Construction Project Manager
Location: Hybrid, California (mix of remote work and regular travel to project sites across the state)
Our client is a nationwide, high-growth health and wellness operator that is modernizing and expanding its real-estate footprint to serve millions of members. With hundreds of large-format facilities and an aggressive capital-improvement roadmap, they invest heavily in innovative club designs, member-centric amenities, and sustainable building practices. As their Interim Construction Project Manager, you will be the linchpin between real-estate strategy and on-the-ground execution - directly influencing how new locations open, existing sites transform, and communities experience fitness.
What You’ll Do
- Drive concurrent ground-up builds, large-scale remodels, and expansions from concept through turnover, balancing scope, budget, schedule, and quality targets.
- Interpret work letters, delivery conditions, and tenant-improvement (TI) allowances, then partner with legal and real-estate teams to negotiate terms and translate them into executable project plans.
- Coordinate with local jurisdictions to secure approvals, proactively resolve code issues, and reduce revision cycles, ensuring projects stay on track.
- Conduct site walks, validate design intent, enforce safety and brand standards, and maintain transparent communication with general contractors and vendors.
- Publish weekly cost, schedule, and risk dashboards; approve change orders; and recommend corrective actions to keep leadership informed.
- Qualify and onboard GCs, architects, and consultants, driving competitive bids and holding partners accountable for performance.
- Manage punch lists, occupancy permits, financial reconciliation, and handoff to operations for seamless club openings.
The Expertise You’ll Bring
- 10+ years managing commercial construction or big-box retail rollout programs, with a focus on multi-site real-estate development.
- Demonstrated success negotiating leases, work letters, and TI funding; fluency in construction contracts and cost-control methodologies.
- Working knowledge of entitlement processes, ADA & A-3 occupancy, zoning, utilities, and traffic / parking studies.
- Ability to read architectural plans, interpret technical specs, and use project-management platforms (MS Office, AutoCAD, Procore or similar).
- Bachelor’s degree in construction management, Civil Engineering, Real-Estate Development, or related field preferred; PMP, LEED, or GC license a plus.
- Willingness to travel up to 50% across California for site visits, kickoff meetings, and turnover walks.
Work Environment & Schedule
This is a hybrid role. You will split time between a home office, regional field sites, and periodic visits to the corporate headquarters. Expect regular walking, climbing, and lifting (up to 50 lbs) during site inspections, balanced by standard office work.
